Magnolia Quality Development Corporation (MQDC) said Bagna-Trad is this year’s hot location as a gateway to the Eastern Economic Corridor (EEC) special development zone, with government investment in transport driving projects along the EEC line to the 3 coastal airports and east to the Bangna-Trad highway.
Landmark Location and Future Innovation District
The announcement of the EEC special development zone with a transport network totaling hundreds of billions has drawn investors and developers to key locations such as Bangna-Trad.
Projects are springing up at Bangna-Trad highway to Chonburi and Sukhumvit Road to Samut Prakan all the way to Bangna-Trad KM10. Leading entrepreneurs continue to create landmarks after a pause during the COVID-19 crisis.
Since the pandemic ended in 2022, Bangna-Trad is back to outpacing other locations with a range of property projects. Investments ranging from tens to hundreds of billions of baht are appearing on both sides of the road. Projects include community malls, specialty malls, high-tech office buildings, mixed-use developments, and major department stores.
Projects opening this year include The Forestias, a residential district valued at 125 billion baht. MQDC has developed the district with a focus on living in harmony with nature. Forest and green space cover 56% of the area. Homes offer a variety of concepts from affordable new-gen condominiums to ultra-luxury Six Senses villas. Lifestyle areas immerse residents in nature. Residents have already moved into homes such as the first two Whizdom condominiums. Other projects are being completed one after the other.
Associated locations include the South Sukhumvit innovation district from On Nut to Punnawithi and Udomsuk to Bangna-Trad Road. A study by the Urban Design and Development Center (UDDC) found that development in South Sukhumvit connects to the Bangna-Trad intersection and along the Bangna-Trad Highway.
Fueling Bangna-Trad’s emergence as a prime location, this innovation district is attracting leading companies to move their headquarters from the city to high-tech offices. South Sukhumvit and Bangna-Trad will together form a top location. New landmark projects including 5 large malls are magnets for residential projects. Nearly 20 famous international schools include Concordian, VERSO, St. Andrews. Eleven private hospitals complete the location’s full amenities. Residents can enjoy a hip urban lifestyle without city-center traffic jams, making Bangna-Trad this year’s top city location.
Investment Hotspot
Land in Bangna-Trad from Sukhumvit to Suvarnabhumi, Lat Krabang, and Kanchanaphisek surged 51.3% in value in the last quarter of 2023, leading other Bangkok areas and nearby zones, according to Government Housing Bank figures.
Land values are rising with many new office buildings, making the area a favorite for real estate investment. People relocating to the area are creating diverse communities with office workers, industrial workers, and staff and executives of leading organizations, both Thai and expat.
Amid a population increase of 250,000 people, driving residential demand, property investors are buying land and homes at locations such Bangna-Trad, gaining substantial profits from condominium rental or purchase.
Transport to All the City
As a project to create an economic hub, the EEC requires convenient transport connections. The government is investing heavily to develop the network from the expressway on Bangna-Trad Highway from Bangkok to Chonburi, linked to the motorway from Rama IX to Chonburi. The Kanchanaphisek Ring Road connects to all the city to the north, south, and west by motorway. The Yellow Line, connecting to the main line at Srinakarin Road, is also open.
Suvarnabhumi Airport has a 5-phase expansion plan covering the entire passenger building, concourse, and runway. Phases 2 and 3 are underway and nearing completion to be gradually opened for use in the second half of this year.
New projects include LRT Bangna-Suvarnabhumi light-rail project, the Bangna-Suvarnabhumi Airport Line, with 14 stations connecting Bangkok to Samut Prakan, and the high-speed rail project. The Airport Rail Link to connect the 3 airports, Don Mueang-Suvarnabhumi-U-Tapao, is being expanded to give the location the most complete transport in the country.
Bangna-Trad is therefore a “rising star” location in many aspects including commerce, industry, technology, lifestyle, and investment.
