Cloud 11 has announced an expansion of its total project value to 43 billion baht.
The additional investment focuses on developing Creative Facilities to establish a fully-fledged, comprehensive hub for the creative industry, as well as enhancing District Infrastructure to position South Sukhumvit as Thailand’s premier “Creative & Innovation District” supporting the country’s creative and soft power industries. With over 80% of its construction complete, Cloud 11 is scheduled to open to the public in late 2025.
Onza Janyaprasert, Project Director of Cloud 11, said, “We have expanded the project value by an additional 3,000 million baht in response to the growing momentum of the creative industry across Asia, including Thailand. Of this, 2,000 million baht will be invested in developing Creative Facilities, while 1,000 million baht will go toward developing South Sukhumvit as a new creative and innovation district. Cloud 11 has secured long-term project financing from Bangkok Bank.”

Supporting the Entire Creative Value Chain
For the upstream sector, Cloud 11 aims to foster a Creative Talent Community through its Academy Endeavor. Renowned institutes will collaborate to train and equip learners with essential professional skills. For instance, Cloud 11 is partnering with 1500 Sound Academy, founded by American producer James Fauntleroy, to establish its first artist and musician training school in Thailand.
For the midstream sector, Cloud 11 is positioning itself as a Content Production Hub. Its Creator Village will provide spaces tailored for creative businesses, alongside new investments in Creative Facilities, including fully equipped Creator Studios and Production Studios for audio, video, and post-production. A Creative Co-working space will also be integrated, enabling creators to efficiently edit and render content via high-speed LAN connections.
For the downstream sector, Cloud 11 is creating spaces for exhibition and commercialization. Significant investments have been made in the Cloud 11 Hall and Blackbox Theatre, providing prime platforms for emerging artists to showcase their work. The Passion Playground retail space will offer entrepreneurial creators opportunities to open shops and monetize their work. Additionally, Cloud 11 Park will serve as a year-round venue for exhibitions and events.
Cloud 11’s mission is to become a true Creative Destination for Creativity of All Kinds, empowering creators through nine key features, strong infrastructure, and comprehensive facilities tailored to the needs of the creative workforce.

Sustainability and Community Development at the Core
“Cloud 11 is not only creating spaces to support creative work and lifestyles, but is also being developed in line with MQDC’s ‘For All Well-Being’ philosophy,” Onza said. “We are minimizing environmental impact while promoting community development. To this end, we have allocated an additional 1 billion baht to enhance infrastructure around the project, transforming South Sukhumvit into a true Creative & Innovation District. Developments will include canal improvements, small parks, footpath upgrades along Sukhumvit Road and surrounding lanes, as well as collaborations with creative events like Bangkok Design Week. Cloud 11 is proud to partner with the Thailand Creative Culture Agency (THACCA) to drive growth in the area through close collaboration with both the government and local communities.”
World-Class Design and Construction Standards
Cloud 11 has been meticulously designed with world-renowned Norwegian design studio Snøhetta acting as a consultant to Thailand’s leading architectural firm A49 (Architects 49 Limited). Construction is overseen by Thai Obayashi Corporation.
Apisit Rojanapradit, Project Manager and Site Engineer at Thai Obayashi, said, “Thai Obayashi brings Japanese construction standards, innovative technology, and over 50 years of experience to this project. Investors can be confident in our rigorous inspections and high-quality operations.
“For Cloud 11, we have integrated several safety technologies, such as Box Girder Beams for efficient weight distribution and Steel Reinforced Concrete (SRC) to enhance structural strength, flexibility, and earthquake resilience. After the recent earthquake in late March, inspections confirmed that the Cloud 11 structure remains intact and strong, ensuring tenants’ absolute confidence in the project’s safety.”
Structural engineering works are now complete, with interior fit-out underway. With 80% progress overall, retail space handovers to tenants will begin in June 2025, keeping the project on track for full completion and grand opening by late 2025.

New Partnerships Strengthen Cloud 11’s Ecosystem

YOTEL Bangkok is designed to redefine the leisure experience, offering guests a seamless journey from check-in to check-out, and indulging them in modern technology and innovations. The hotel will cater to creators, tourists, investors, and business professionals attracted to South Sukhumvit’s growing creative and innovation district.
